Every home purchase is different, so timescales can vary depending on factors such as the build stage, your mortgage approval and the legal work involved. Your sales adviser and solicitor will keep you updated throughout, so you’ll always know what happens next.
Once you’ve reserved your home, you’ll need to appoint a solicitor and arrange your mortgage, if required. Your solicitor will take care of the legal work, while your sales adviser will guide you through the next steps and keep you informed as your purchase progresses.
Yes. You’ll need to appoint a solicitor or conveyancer to manage the legal side of your purchase. They’ll carry out the necessary searches, review contracts and arrange the transfer of funds, helping make sure everything is completed correctly.
Many shared ownership properties allow you to increase your ownership over time until you own 100% of the home, although this depends on the terms of your lease. Our team can explain what applies to your property.
All homes purchased through Shared Ownership are initially leasehold. In many cases, once you’ve staircased to 100% ownership, the freehold can be transferred to you. Apartments will remain leasehold, as they would when purchased on the open market.
Not necessarily. Depending on the terms of the lease, you may be able to purchase a share between 10% and 75%. We often advertise a 40% share as a helpful starting point, but the share available to you will depend on your financial assessment and affordability.

Yes. With Shared Ownership, you’ll pay rent on the part of the home you don’t yet own. Your rent will be reviewed each year and may increase in line with the terms of your lease.
The amount you pay will depend on the share you own. As you purchase more shares through Stairpay, the rent you pay will reduce. If you eventually staircase to 100% ownership, you’ll no longer pay rent, although service charges may still apply.
Your share of the home may increase in value if property prices rise, which could mean it is worth more when you decide to sell. However, property values can also fall, so the value of your share is not guaranteed.
Alongside the purchase price, it’s important to budget for your deposit, legal fees, mortgage costs and moving expenses. If you’re buying through shared ownership, you’ll also need to consider rent and any applicable service charges.
